Signs Your Parging Needs Repair
Parging sits at the bottom of the wall where nobody looks, which is why it usually gets noticed late. It's worth a walk around the house once a year — ideally in spring.
Coating lifting away from the wall
Parging that sounds hollow when tapped, or that you can lift at an edge, has debonded. Water is already getting in behind it.
Cracks and spider-webbing
Fine crazing is common with age. Cracks wide enough to hold water, or that keep growing, are the ones that matter through freeze-thaw.
Chunks missing at the bottom
The base of the wall takes splash-back off the ground and thaw runoff. It's usually the first area to fail and the clearest sign to book a look.
Exposed concrete or block
Once the parge coat is gone, the foundation surface it was protecting is weathering directly.
Crumbling or powdery surface
Parging that comes off as dust or grit under a thumb has lost its integrity, even where it's still nominally in place.
Damp showing up inside
Moisture on interior basement walls points at the whole foundation assembly. Parging is part of that picture, not necessarily all of it.
Worth being straight about the limits here: parging is a protective coating, not a structural element. Failed parging can be a sign of a foundation problem, or it can just be a worn-out coating — and the two look similar from outside. If what we see suggests something structural, we'll tell you that rather than coat over it.

Why Parging Fails in Calgary
A parge coat here is doing a harder job than it looks. Chinooks mean the wall thaws and refreezes repeatedly instead of staying frozen, so water that got into the coating expands over and over through a single winter. That is what breaks the bond.
Everything else compounds it: snow banked against the wall all winter, spring melt running down the foundation, splash-back off hard landscaping, and grade that slopes toward the house instead of away. Add road salt tracked into the mix and the coating takes chemical wear on top of the physical kind.
Which is why prep decides the outcome more than the mix does. A parge coat applied over a dirty, loose or wet surface will let go regardless of how good the material is.
What Affects the Scope of the Work
We won't quote parging by the foot over the phone, because the same length of wall can be two very different jobs. These are the things that actually move the scope:
How much has to come off
Patching sound parging is a different job from stripping a debonded coat back to the foundation. Removal is often the larger share of the work.
The condition underneath
What we find once the old coating is off — sound concrete, deteriorated block, cracks needing repair first — changes the prep before anything gets applied.
Exposed height and access
How much foundation shows above grade, and whether the crew can actually reach it — decks, landscaping and tight lot lines all matter.
Finish and matching
Matching an existing texture on a partial repair is more work than finishing a full wall, and it still won't match perfectly until it has weathered.
